"We had cornhole and hatchet-throwing tournaments, soaked in the swim spa, and relaxed around the fire pit." That's what a guest said about our Galveston beach house in Sea Isle, a 3-minute walk to the beach. Mornings start with coffee on the deck, then a swim in the swim spa while others unwind in the hot tub. Afternoons in the backyard with mini golf, foot billiards, grilling, and a playhouse for the kids. Sleeps 16, three kings with private baths. Beach gear and games closet stocked.

THE SPACE

A 200 yard walk across the road from the beach, our home has earned 27+ straight five-star reviews since January, many of them from families traveling three generations deep. The swim spa sits covered under the house and heated year-round, the turf yard is fully fenced with mini golf, a games closet, and three of the five bedrooms are king suites with private baths. Groups here fill an entire day without moving a car.

Our home runs across multiple floors, with views of the beach from every level. Three king suites each have a private bath, so three couples get doors that close, and the main-floor king adds a soaking tub, a desk, and direct access to the deck. The two remaining bedrooms are versatile: one sleeps four with a queen and two twin bunks. The other holds six, four twin bunks and a queen murphy bed. Every room is themed to a piece of Galveston history by a professional designer, from the Grand Galvez to the Historic Pleasure Pier, so each one has its own personality.

The ground level is where groups spend the day. The swim spa runs a spa section at one end and a swim current at the other, with a swivel-mounted TV that turns to face either the water or the bar. The bar holds a full-size fridge and a pass-through window onto the grill, so whoever is cooking stays in the conversation. Past it, the fenced yard holds mini golf, foot billiards, axe throwing, a fire pit ringed with Adirondack chairs, and a hammock in front of the bar. The Kid Zone sits in the shade under the stairs with a playhouse and a kids' picnic table, and the outdoor shower runs hot and cold so the sand stops before anyone reaches the stairs.

HOUSE RULES
• No smoking or vaping anywhere on the property, including the decks and the yard
• No parties, events, or prom groups

• Quiet hours are 10 PM to 8 AM, with no outdoor music
• The swim spa stays covered and locked when an adult is not supervising
• Maximum of 6 vehicles allowed per reservation (4 go in the driveway and up to 2 across the street)

FAQs
• Exterior security cameras at both entrances and the driveway, and no cameras inside. Noise monitors inside and outside read decibel level only and do not record voices.
• Cigarette smoke monitors also on the premises
• A $500 refundable security deposit is held on your card and released after checkout.
• The reservation holder must be 25 or older and stay for the full reservation. A renter agreement is signed within 24 hours of booking, and check-in instructions follow once it is signed.
• The beach access point is across the road, a 3-minute walk. Cars and golf carts are not allowed on the beach, and we can refer you to a golf cart rental, with off-season discounts.
• Our summer kitchen and bar downstairs has a counter and a fridge, but no sink or running water.
• Please keep small children off the patio ledges and away from the tall chairs on the decks.
• For your safety, please keep the windows closed during your stay. All windows are on the upper floors and are low to the ground.
• We are on the West End, away from the crowds, and the nearest full-size grocery is a drive. Guests often schedule a grocery delivery for their check-in time.
• Mosquitoes pick up after rain, especially around sunset. Repellent helps.
• Cleaned between every stay by our cleaning team.
